Optimization of Safety Appraisal and Testing Technologies for Masonry Structures in the Renovation of Old Residential Communities
老旧小区改造中砌体结构安全性鉴定与检测技术优化

摘要

本文立足城市更新背景下老旧小区改造工程实际,系统梳理砌体结构安全性检测与鉴定的技术现状,深入剖析当 前检测方法、鉴定流程、技术应用、质量管控等方面的突出短板与核心问题。结合砌体结构材料特性、老化规律及改 造施工扰动特征,从无损检测技术适配优化、多技术融合检测体系构建、安全性鉴定标准细化、全过程检测管控、智 能化技术赋能五个维度,提出针对性的检测技术优化策略与安全鉴定改进路径。研究成果可有效提升老旧小区砌体结 构安全检测的精准性、高效性与无损性,精准排查结构安全隐患,为老旧小区科学化改造、安全性升级、精细化治理 提供技术支撑与实践参考,助力城市更新工程安全高质量推进。

Abstract

 Based on the practical needs of old residential community renovation projects under the background of urban renewal, this paper systematically reviews the current technical status of safety testing and appraisal for masonry structures, and deeply analyzes the prominent shortcomings and core problems in current testing methods, appraisal procedures, technical applications, and quality control. In combination with the material characteristics, aging patterns, and renovation-induced construction disturbance features of masonry structures, targeted testing technology optimization strategies and safety appraisal improvement paths are proposed from five dimensions: adaptive optimization of nondestructive testing technologies, construction of a multi-technology integrated testing system, refinement of safety appraisal standards, whole-process testing control, and empowerment through intelligent technologies. The research findings can effectively improve the accuracy, efficiency, and nondestructive performance of safety testing for masonry structures in old residential communities, accurately identify structural safety hazards, and provide technical support and practical references for scientific renovation, safety upgrading, and refined governance of old residential communities, thereby promoting the safe and high-quality advancement of urban renewal projects.
