火灾自动报警系统的消防设备是整个建筑防火安全保障系统的主体部分,它的维护保养水平高低决定了在突发火灾情况下消防设备是否可以正常工作。本文对现阶段建筑电气消防设备运维管理工作存在的设备陈旧老化、联动机制不够健全、管理规章制度缺失以及人员素质较低等问题进行了归纳总结,在此基础上提出了完善运维管理体系、加快设备升级换代力度、优化系统联动程序设计、实现可视化运维管理模式、提升运维人员业务水平等五种改进策略。研究发现只有形成预见性的维护观念以及信息化管理模式相结合的管理方式才是提高消防设施运转可靠性的方式之一。
Fire protection equipment within the automatic fire alarm system constitutes the principal component of a building fire safety assurance system, and the level of its maintenance directly determines whether such equipment can operate properly in the event of a fire emergency. This paper summarizes the main problems currently existing in the operation, maintenance, and management of building electrical fire protection equipment, including obsolete and aging equipment, inadequate linkage mechanisms, deficiencies in management rules and regulations, and the relatively low professional competence of maintenance personnel. On this basis, five improvement strategies are proposed: improving the operation and maintenance management system, accelerating equipment upgrading and replacement, optimizing the design of system linkage procedures, implementing a visualized operation and maintenance management model, and enhancing the professional capabilities of operation and maintenance personnel. The study finds that the integration of a preventive maintenance mindset with an information-based management model is one of the effective approaches to improving the operational reliability of fire protection facilities.
