Key Control Points and Schemes for Fire Protection Design in Secondary Interior Renovation of Existing Office Buildings
既有办公楼内部二次装修防火设计管控要点与方案

摘要

既有办公楼内部二次装修具有原始图纸不完整、使用功能调整频繁、装修界面与既有消防系统交叉密集等特点, 若仅以饰面更新和空间美化为目标,容易造成防火分区被削弱、疏散路径被侵占、装修材料燃烧性能失控以及报警、 喷淋、排烟等系统覆盖失配。本文依据现行建筑防火与消防设施技术标准,围绕既有条件核验、设计过程协同、施工 验收闭环三个层面,构建办公楼二次装修防火设计管控体系。研究提出,应以“建筑本体安全边界不降低”为底线, 建立原始消防条件清单,采用防火分隔、疏散能力、材料燃烧性能和消防设施适配四类校核方法,并通过样板先行、 隐蔽验收、联动测试和资料归档实现全过程控制。该方案可为既有办公楼改造中多专业冲突协调、消防设计审查和竣 工验收提供可操作的技术依据。

Abstract

 Secondary interior renovation of existing office buildings is characterized by incomplete original drawings, frequent adjustment of building functions, and intensive intersections between renovation interfaces and existing fire protection systems. If the work only focuses on finish renewal and spatial beautification, it may easily weaken fire compartments, occupy evacuation routes, cause uncontrolled combustion performance of renovation materials, and lead to mismatched coverage of alarm, sprinkler, smoke exhaust, and other systems. Based on current technical standards for building fire protection and fire protection facilities, this paper constructs a fire protection design control system for secondary renovation of office buildings from three levels: verification of existing conditions, coordination in the design process, and closed-loop construction acceptance. The study proposes that the safety boundary of the building body should not be lowered as the bottom line. An original fire protection condition checklist should be established, and four types of verification methods should be adopted, including fire separation, evacuation capacity, combustion performance of materials, and adaptability of fire protection facilities. Whole-process control should be realized through model-area implementation, concealed work acceptance, linkage testing, and document archiving. This scheme can provide operable technical basis for multidisciplinary conflict coordination, fire protection design review, and completion acceptance in the renovation of existing office buildings.
